Alaska Property Tax by County

Alaska is structurally unique — there is NO statewide property tax. 19 organized boroughs and home-rule municipalities each set their own rates; the Unorganized Borough (~57% of land area, ~13% of population) has NO property tax at all. Effective rates run ~1.06% statewide median across the boroughs that do tax.

Why move here

  • NO statewide property tax (only borough-level)
  • Unorganized Borough has zero property tax
  • mandatory $150K Senior/Disabled Vet AV exemption (AS 29.45.030, no income limit)
  • no state income tax + no state sales tax
  • Alaska Permanent Fund Dividend (~$1,702/person in 2025) offsets property tax for most residents
  • optional municipal residential exemption (~$50K in Anchorage/Mat-Su/Juneau)
  • unparalleled outdoor recreation + wilderness access
  • Anchorage = 40% of state population + diverse economy (oil, military, healthcare)

Why not move here

  • cost of living is among the highest in the US (food + fuel + shipping)
  • extreme winter darkness + cold (especially north of Anchorage)
  • limited road network (Juneau capital is not road-accessible)
  • distance from Lower 48 markets adds shipping costs
  • oil-dependent state revenue creates budget volatility
  • $150K vet exemption is partial for homes >$150K (not full exemption)

Accuracy, sources, and scope. Source years and review coverage vary. A record’s update date is not confirmation of its tax year. Reviewed guides identify their official sources and calculation limits; other records may have incomplete source documentation. See our methodology and review process.

How to use these estimates. Read the scope of each tool: it may use a representative district, a historical rate, or hypothetical inputs. County benchmarks are not a parcel-specific tax quote. Confirm the taxable value, taxing districts, applicable year, exemptions and additional charges with the responsible local office before relying on an estimate.
